What Is PropTx? A Guide to TRREB’s MLS System for GTA Agents

PropTx is the company that runs the MLS® System used by Toronto Regional Real Estate Board (TRREB) members and by REALTORS® at many other Ontario boards. Its full name is PropTx Innovations Inc., and it is a wholly owned subsidiary of TRREB. So when a GTA agent asks “what is PropTx”, the short answer is: it is the platform where you search, enter and manage MLS® listings every working day.

If you are new to the business, PropTx is one of the first systems you will learn after you register with RECO and join a board. Your brokerage’s tools then sit on top of it. At RE/MAX Millennium, the REMAX tech page lists the in-house tools agents use alongside the MLS®, such as the Millennium Plus app, Broker Bay and online deal submission.

This guide explains what PropTx is in real estate, who owns it, which boards use it, how Matrix and REALM fit in, what PropTx Verify does and how agents get access.

What Is PropTx in Real Estate?

PropTx describes itself as TRREB’s wholly owned subsidiary and “taxable entity”. It provides the MLS® System and related technology to TRREB members and to partner boards across Ontario.

In plain terms, PropTx is the back office of the GTA’s listing system. It holds the listing database, the search tools, the rules that govern listings and the data feeds that send listings to websites and apps.

Three facts help put it in context:

  • Ownership: TRREB is the sole shareholder of PropTx Innovations Inc.
  • Scale: Real Estate Magazine reported in October 2025 that PropTx serves nearly 90,000 REALTORS® across Ontario.
  • Role: It runs the MLS® System, while TRREB remains the board you join and pay dues to.

Who Owns PropTx and Why Was It Created?

TRREB first announced PropTx at its June 2021 annual meeting, according to Better Dwelling. Board planning for the idea went back several years before that.

TRREB set PropTx up as a separate, taxable company. Storeys reported in November 2021 that non-dues revenue, such as MLS® services sold to partner boards, would flow to the new subsidiary. At the time, TRREB’s then-president, Kevin Crigger, said the change did not privatize the MLS® System.

Leadership has changed since then:

  • September 2024: TRREB appointed Kevin Crigger as Associate CEO of TRREB and President of PropTx Innovations Inc.
  • October 2025: TRREB replaced the PropTx board with an interim board and announced a governance and operational review, as reported by Real Estate Magazine.
  • October 2026: The PropTx website lists John DiMichele as CEO and Kevin Crigger as President.

PropTx MLS vs TRREB: Are They the Same?

Not quite. TRREB is the real estate board. It handles membership, orientation, education and member services. PropTx is the TRREB-owned company that operates the MLS® System those members use.

Many agents still say “TRREB MLS” or even “TREB MLS” out of habit. If you are a TRREB member, your MLS® access runs through PropTx.

Which Boards Use PropTx MLS?

PropTx has grown well beyond the GTA. In January 2025, Real Estate Magazine listed 14 participating boards and associations:

  • Toronto Regional Real Estate Board (TRREB), including the former Brampton board
  • Central Lakes Association of REALTORS®
  • London St. Thomas Association of REALTORS® (LSTAR)
  • Niagara Association of REALTORS®
  • Kingston and Area Real Estate Association
  • Ottawa Real Estate Board (OREB)
  • Cornwall and District Real Estate Board
  • Renfrew County Real Estate Board
  • Rideau-St. Lawrence Real Estate Board
  • Oakville, Milton and District Real Estate Board (OMDREB)
  • OnePoint Association of REALTORS®
  • Timmins, Cochrane and Timiskaming District Association of REALTORS®
  • Woodstock Ingersoll Tillsonburg and Area Association of REALTORS® (WITAAR)
  • North Bay and Area REALTORS® Association (NBARA)

OREB members moved onto the PropTx MLS® System in fall 2024, according to Real Estate Magazine. This shift has made PropTx the main MLS® platform across much of Ontario. Check your own board’s member site for its current platform, as board arrangements can change.

PropTx vs ITSO: What Is the Difference?

ITSO (Information Technology Systems Ontario) is a separate MLS® provider used by some Ontario boards. Real Estate Magazine reported that ITSO peaked at 23 associations and more than 24,000 users, before most of them moved to PropTx.

As of August 2026, Real Estate Magazine named the Cornerstone Association of REALTORS® and the Brantford board as ITSO users. The two systems follow different rules on some points. For example, Real Estate Magazine noted in 2026 that PropTx and ITSO set different timelines for paying the co-operating brokerage.

For a GTA agent, this matters in practice. If a property sits in an ITSO board area, it may not appear in your PropTx search unless the seller’s agent also lists it on PropTx. TRREB offers interboard listing for agents at non-PropTx boards who want to reach the PropTx network.

Matrix and REALM: The Two PropTx Front Ends

PropTx lets members choose how they view the MLS® System. Its website names two front ends: Matrix by CoreLogic and REALM.

Front endWhat it isWho builds it
MatrixThe long-standing MLS® search interface many TRREB agents knowCoreLogic (now Cotality)
REALMA newer, mobile-first platform that combines MLS® data with GeoWarehouse land registry dataStratus Data Systems and Teranet

Both give you access to the same listing data. The choice comes down to how you like to search, build client reports and work on mobile.

If you prefer the classic Matrix screen, you can still use it. As of October 2026, Matrix is still offered next to REALM on the PropTx website, and TRREB reported continued Matrix updates during 2025.

What Is PropTx Verify?

PropTx Verify is a tenant screening tool, not an agent login check. PropTx announced it in September 2025, and it is powered by Cove.

It brings credit, income, employment, rental history and background checks into one report. Agents working with landlords order reports through PropTx Verify. The PropTx Verify website lists reports at $14.95 plus HST each, with discounts on prepaid packages. Confirm current pricing before you quote it to a client.

PropTx Verify is different from two other PropTx features:

  • Secure Authentication: Multi-factor sign-in by text message or email when you log in.
  • Fintracker: A tool that helps REALTORS® complete FINTRAC identity verification forms.

PropTx Verify is a genuine PropTx product, announced in a September 2025 press release. If a tenant applicant asks whether a Verify request is legitimate, point them to the PropTx Verify information on the official PropTx website.

What Else Does the PropTx Platform Include?

The PropTx website lists a range of connected tools and partners. Your board and brokerage decide which ones you use day to day. Examples named on the site include:

  • Forms and signing: SkySlope Forms, DigiSign and SkySlope Offers.
  • Showings and lockboxes: BrokerBay and SentriLock.
  • Neighbourhood and market data: HoodQ, Habistat and GeoWarehouse.
  • Client portals: OneHome and Prospects Mobile from Cotality.
  • Rentals: Rental Beast.

In April 2026, PropTx also announced a partnership with MPAC to offer appraisers a residential and commercial sales data subscription built on REALM.

How GTA Agents Get PropTx Access

You cannot sign up for PropTx on your own. Access comes through board membership, and board membership comes after registration. The usual order looks like this:

  1. Register with RECO: Complete the required education and register as a salesperson with a brokerage.
  2. Join your local board: For most GTA agents this is TRREB. TRREB’s member services team handles new salesperson applications.
  3. Complete orientation: TRREB requires new members to attend New Member Orientation.
  4. Sign in: Once active, you log in to the MLS® System with your board credentials and Secure Authentication.

MLS® access itself comes through your board, so plan board setup alongside your brokerage onboarding. Our new real estate agent onboarding checklist walks through the onboarding steps.

Brokerage choice matters too, because it shapes the training and tools you use on top of the MLS®. If you are comparing options, you can read about joining REMAX as a new agent and the onboarding, training and coaching offered there. You can also browse REMAX careers to see the support RE/MAX Millennium lists for its agents.

PropTx MLS Rules Every Agent Should Know

PropTx publishes its own MLS® Rules and Regulations. TRREB announced new PropTx MLS® Rules that took effect on December 2, 2024.

These rules cover how you enter listings, report status changes and handle co-operation with other brokerages. Breaking them can lead to fines or other action from your board. Read the current rules on your board’s member site and ask your broker of record if anything is unclear.

PropTx Data Feeds, IDX and VOW

Many agents want listings on their own website. PropTx handles this through data agreements.

According to PropTx and partner documentation, members sign Data Licence, IDX and VOW agreements through the PropTx syndication portal, and the broker of record must approve them. An IDX feed shows active listings on a public website. A VOW feed can show more data, such as sold prices, to registered users behind a login.

Feeds like these also power many automation tools. If you plan to connect listings to your CRM or social posts, our guide on how to automate your real estate business covers the main options.

Why PropTx Matters for Your Career

The MLS® System is where most of your daily work happens: pricing research, client searches, listing entry and showing requests. Learning it well early can make that work faster.

It also connects you to a large network. With nearly 90,000 REALTORS® on PropTx as of October 2025, your listings reach a wide pool of co-operating agents. For a sense of how many registrants compete in this market, see our breakdown of how many real estate agents in Ontario there are.

Frequently Asked Questions

Is PropTx the same as the MLS?

PropTx is the company that operates the MLS® System for TRREB and its partner boards. MLS® is a trademark owned by the Canadian Real Estate Association (CREA). So PropTx runs an MLS® System, but it is not the MLS® brand itself.

How do I log in to PropTx?

Active members sign in through their board’s member access with their board credentials. PropTx uses Secure Authentication, so expect a code by text message or email. If the code does not arrive, or you need to switch between text and email, contact the PropTx Help Desk or your board.

Is PropTx free for agents?

MLS® access is part of your board membership, which carries annual fees. Some add-on tools, such as PropTx Verify reports, carry their own charges.

Can I use PropTx if I belong to an ITSO board?

Not directly. Members of boards that use ITSO work in that system. Agents at non-PropTx boards can interboard a listing with TRREB to reach the PropTx network.

Does PropTx send listings to REALTOR.ca?

For boards on PropTx, listings reach REALTOR.ca through the board’s MLS® upload to CREA. LSTAR, for example, told members in 2024 that the PropTx MLS® System would become the sole source of its listings on REALTOR.ca.

Where can I learn to use Matrix or REALM?

PropTx and your board offer training resources and help desk support. Many brokerages also include MLS® training in onboarding, so ask your broker what is covered.

Get Comfortable With PropTx Early

PropTx sits at the centre of how GTA agents list, search and co-operate. Learn the platform, choose the front end that suits you and keep up with your board’s rule updates.

The tools your brokerage adds on top of the MLS® matter just as much. If you are weighing brokerages, look at the tools and onboarding each one offers on top of the MLS® access you get through your board.
