What is BrokerBay? It is a showing and offer management platform that real estate agents use to book showings, confirm appointments, set showing instructions, collect feedback and register offers. It started in Toronto, and in January 2026 it was renamed Supra One. The core tool is unchanged, but the name, app icon and branding are new.
If you are a new or experienced agent in the GTA, you will likely use this platform often. At RE/MAX Millennium, our remax tech page lists BrokerBay next to the brokerage’s own tools, such as the Millennium Plus app and online offer submission.
This guide explains what the platform does, what changed with the Supra One name, how listing and buyer agents use it, and how it fits Ontario’s offer rules.
What Is BrokerBay in Simple Terms?
BrokerBay is cloud software that sits between the MLS listing and the people who need to see the property. Instead of phoning a listing office and waiting for a callback, a buyer’s agent picks a time online. The listing side then confirms, declines or suggests another time.
The company was based in Toronto. When the Toronto Regional Real Estate Board (TRREB) announced it in June 2021, it described BrokerBay as a showing management ecosystem that lets agents and front-desk staff:
- Schedule and manage showing appointments.
- Offer virtual showings.
- Register offers and submit documents.
- Manage notifications about a property.
- Connect with electronic lockboxes.
It also comes with mobile apps for iOS and Android, so agents can handle requests from the road.
BrokerBay Is Now Supra One: What Changed?
The short answer to “what is BrokerBay called now?” is Supra One. The App Store listing for Canada now reads “BrokerBay is now Supra One,” and a U.S. real estate board, the Brunswick County Association of Realtors, announced that the new name would take effect on January 27, 2026.
Here is the background in plain terms:
- 2021: Carrier acquired BrokerBay and made it part of Supra, its lockbox and access business.
- May 2024: Supra announced Supra One as one platform for property access and showing management.
- June 2024: Honeywell completed its purchase of Carrier’s access solutions business, which included Supra.
- January 2026: BrokerBay took on the Supra One name.
What stays the same for agents
Board notices from U.S. associations describe the change as a branding update. According to these notices:
- Your account: Usernames, subscriptions and settings carry over.
- Showing management: Booking, confirming and managing showings continues as before.
- Desktop access: You still reach it through your MLS sign-in or the BrokerBay web address.
One board told users they might be asked to reset their password, while another said logins would not change. If you get a reset prompt, follow it.
What looks different
- The app: It now appears as Supra One with a new Supra icon. If automatic updates are off, you may need to update it yourself.
- Branding: Logos, colours and email templates use the Supra look.
So if a colleague says “book it on BrokerBay” and your phone shows Supra One, you are looking at the same service.
Who Owns BrokerBay?
BrokerBay is part of Supra, which is now a Honeywell brand. Honeywell describes Supra as a company that “specializes in cloud-based electronic lockboxes and scheduling software.” With the showing software and the lockbox side under one owner, they now share one brand.

What Agents Use BrokerBay For
The platform covers more than booking. Here are the main jobs it handles, based on the company’s own product pages and board guides.
| Task | What it does for you |
|---|---|
| Showing requests | Buyer agents request a time; listing agents confirm, deny or suggest a new one by web, mobile or text. |
| Showing instructions | Listing agents set access notes, seller contacts and available time slots. |
| Feedback | Agents who showed the home can be asked for feedback after the visit. |
| Offer registration | Agents register offers and submit documents in one place. |
| Offer notifications | The listing side can send offer updates to agents who showed the property, and cooperating agents can opt out. |
| Lockbox access | It works with electronic lockboxes, and Supra One pairs with Supra’s own lockboxes. |
| Reports | Brokerages can track appointments, offer registrations and activity. |
For a new agent, the biggest win is simple. You spend less time chasing confirmations and more time with clients. If you are weighing remax careers against other options, ask each brokerage which showing, offer and admin tools come with your desk.
How to Use BrokerBay as a Listing Agent
Every board sets up its system a little differently, so check your own board’s training first. The London and St. Thomas Association of Realtors (LSTAR) member handbook describes a flow like this:
- Set up your profile: Add your contact details and notification preferences.
- Open the listing: Go to the listing dashboard and choose the showing configuration.
- Fill in the required fields: Add showing instructions, the seller contacts who confirm visits and how you want requests handled.
- Set availability: Select open time slots or block days when the home cannot be shown.
- Pause showings when needed: For example, when an offer comes in but the deposit is not yet in hand.
- Book a showing manually: Use this when another agent calls you directly.
- Prepare for offers: Review your offer notification settings before offers start coming in.
At RE/MAX Millennium, our admin and office support team lists BrokerBay support, booking appointments, configuring and confirming appointments and changes to listings and showings among its services. That is useful in your first months while you learn the settings.
How to Book a BrokerBay Showing as a Buyer Agent
Booking a BrokerBay showing is usually quick:
- Find the listing in your MLS system and select the showing option.
- Choose how you want to be notified.
- Pick a date and time and send the request.
- Watch for the confirmation email, which also lets you change the appointment.
Many agents sync confirmed showings to Google, Outlook or iCal so their day stays in one calendar. If you are planning several homes in one afternoon, book them early so each listing side has time to confirm.
BrokerBay in Ontario: TRREB, Boards and Offer Rules
Is BrokerBay free for Ontario agents?
When TRREB brought BrokerBay to all members in 2021, its FAQ said the cost was included in membership dues, with support and training at no extra charge. After-hours answering services were a separate cost for the brokerage. Terms can change, so confirm the current details with your board or brokerage. The Supra One app itself is free to download.
How it fits RECO’s offer rules
Since December 1, 2023, Ontario’s Trust in Real Estate Services Act (TRESA) rules have applied to how agents handle competing offers. The Real Estate Council of Ontario (RECO) explains that:
- Number of offers: The number of competing offers must be shared with every person making an offer.
- Offer content: The seller’s agent can share what an offer contains only with the seller’s written direction. RECO says a text or email can count, as long as the direction is clear and formal.
- Verbal offers: A verbal offer is not a competing offer under the law.
- Records: Brokerages must keep offers that were not accepted for at least one year.
BrokerBay’s offer registration and notification tools help a listing brokerage track registered offers and send updates to cooperating agents from one place. The software does not make anyone compliant on its own. Agents and brokerages are still responsible for following RECO’s rules.
Where it fits with your MLS
In Ontario, most agents reach BrokerBay from their MLS system, so it helps to understand that side too. Our guide on what PropTx is explains TRREB’s MLS platform and the tools around it.
BrokerBay vs ShowingTime
Agents often compare BrokerBay with ShowingTime, another showing management tool. The real difference for you usually comes down to which one your board and your listing brokerage use. If a listing is set up on a certain service, buyer agents book through that service. TRREB made BrokerBay available to all its members in 2021, so many GTA agents use it every week.
Tips for New Agents Learning BrokerBay
- Learn it in your first week: Add it to your new real estate agent onboarding checklist next to your MLS and CRM setup.
- Turn on mobile alerts: Fast replies to showing requests keep cooperating agents happy.
- Write clear showing instructions: Note pets, parking, lockbox details and anything the seller wants agents to know.
- Ask for feedback every time: It gives sellers real input on price and condition.
- Use templates: Save offer notification messages so you can send updates quickly and consistently.
Showing tools are one part of a wider system. If you want to save more hours each week, read our guide on how to automate your real estate business, from lead follow-up to appointment reminders.
